What “free” actually means
Free trial is not free collection. Many cloud products let you add two flats, then charge per unit, per receipt, or a cut of the rent they process. The app looks free in the Play Store. The month is not free when you settle.
A free rent management app in the landlord sense should let you mark paid or pending, share a PDF, and keep the file on your phone — without taking a slice of the UPI. RentVelo does not collect or settle rent. The tenant pays you. You mark the month. That is the free that matters in India.

When the spreadsheet is still the best rent app
If you have one apartment and one tenant who always pays on the 1st, a sheet is enough. You do not need a rent management app to store a name and an amount. The sheet loses when a second PG comes online, someone pays partial, or you need last March’s receipt in a chat.
When cloud property software is worth paying for
Pay for a hosted product if you need a tenant login, a public listing, or an accountant who lives in a browser. Those products are a different job from “mark this room paid and send a slip.” If you are leaving one because of fees, read our RentOK alternatives note.
